Could Reaganomics Solve the Housing Crisis? Mauricio Umansky Weighs In

Real estate mogul Mauricio Umansky has pointed to Reaganomics as a potential solution to the nation’s housing affordability crisis. He argues that lower taxes and reduced regulation could stimulate construction and ease supply constraints. Umansky believes the current market requires a fundamental policy shift rather than temporary fixes.

The founder of The Agency expressed skepticism about California’s proposed billionaire tax. He warned that the initiative is shortsighted and could end up doing more harm than good. Umansky suggested such taxes might drive wealthy individuals out of the state.

A reduction in capital gains taxes could encourage more property sales, according to Umansky. This would increase inventory and help lower prices for buyers. He called for policies that promote investment rather than penalize success.

Umansky pointed to the 1980s economic boom under President Ronald Reagan as a model. That period saw significant housing market growth following tax cuts and deregulation. He argued similar approaches could revive affordability today.

High interest rates and strict zoning laws have compounded the current problem, Umansky noted. He said these factors create barriers for both builders and buyers. A combination of federal and state policy changes is needed.

The real estate mogul also emphasized the importance of public-private partnerships. He said developers and local governments must work together on affordable housing projects. Streamlined approval processes would accelerate new construction.

Umansky acknowledged that any policy shift takes time to show results. He urged lawmakers to think long-term rather than seeking quick political wins. The goal, he said, should be sustainable market balance.
