Multifamily Mortgage Distress: 53% Delinquency Signals Apartment Bargain Opportunities

A pool of multifamily apartment mortgages issued in 2021 is now 53% delinquent. This signals growing distress in the commercial real estate sector. Investors seeking bargains should monitor these loans closely.

The delinquency rate reflects broader challenges in multifamily housing. Rising interest rates have increased borrowing costs for property owners. Many cannot refinance or meet payment obligations.

These loans were packaged into commercial mortgage-backed securities. Lenders sold them as relatively safe investments. Now, they represent a significant risk to holders.

Apartment demand remains strong in many markets. Yet, oversupply and economic pressures have weakened some properties. Owners face declining cash flows and falling valuations.
