Why a 2% Mortgage Rate Wasn’t Enough: The Hidden Costs That Made Me Skip Buying a Rental Property in Singapore

Singapore’s property market attracts global investors with its stability and straightforward legal framework. A 2% mortgage rate makes borrowing exceptionally cheap, especially when compared to rates in many Western markets. For a family with cash reserves, the prospect of buying a rental unit appears logical on paper. However, the reality of owning property in Singapore involves costs that go far beyond the monthly loan repayment.

The initial purchase price is only the beginning. Buyers face a significant Buyer’s Stamp Duty, which scales up for higher-value homes and additional properties. For a second home, the Additional Buyer’s Stamp Duty adds a substantial 17% to the purchase price, immediately reducing any potential yield. These upfront levies do not disappear. They are locked into the property until the eventual sale, weighing heavily on net returns.

Financing also requires a minimum cash down payment that cannot be financed through standard bank loans. This cash requirement ties up liquidity that could otherwise sit in other instruments. The difference between the mortgage rate and the rental yield creates only a modest spread. After factoring in property taxes, maintenance fees, and potential vacancy periods, the net return shrinks further.

Management fees in Singapore condominiums are not optional. They cover essential services, security, and pool maintenance, but they are recurring and non-negotiable. Property tax is reassessed annually and scales with the annual value of the unit. These fixed costs erode the appeal of the low interest rate, turning a seemingly attractive loan into a modest cash flow situation.

Potential capital appreciation is another variable. The government has repeatedly introduced cooling measures to temper price growth. These policies can shift rapidly based on economic conditions and electoral cycles. An investor cannot rely on consistent price upside, which makes the investment model less predictable. The assumption that prices always rise simply does not hold in this regulated environment.

There is also the question of rental demand. While expatriate demand exists, it fluctuates with global economic health and corporate relocation budgets. A new supply of units in the pipeline can quickly soften rents, leaving landlords with lower than expected income. Holding a property through a downturn requires patience and adequate cash reserves that many underestimate.

Ultimately, the numbers did not justify the risk. The low interest rate was not enough to offset the heavy levies, ongoing costs, and uncertain capital growth. For those considering a similar path, running a full cost model that includes all stamp duties and taxes is essential before making a commitment. Sometimes the cheapest loan still leads to an expensive investment.
