A record number of first-time home buyers now pay in cash. Here’s where they get the money.

A record share of first-time home buyers are paying cash. Roughly 10% of these buyers now avoid mortgages entirely, according to recent market data.

The shift comes as affordability remains a persistent challenge. High home prices and elevated mortgage rates have strained household budgets across the country.

Cash purchases offer clear advantages in a competitive market. Sellers often favor all-cash offers because they close faster and carry fewer financing risks.

Many first-time buyers draw on family support to fund these purchases. Gifts or loans from parents and relatives frequently cover a large portion of the sale price.

Others tap savings built up over years of renting. Some buyers also use profits from the sale of a previous property or other investments.

Equity from a business or inheritance can provide another funding source. Remote work has allowed some households to relocate and buy in lower-cost areas.

The trend reflects broader wealth gaps in the housing market. Buyers without access to family money still face steep barriers to entry.

Still, cash buying remains a small slice of overall first-time purchases. Most buyers continue to rely on traditional mortgages to finance their homes.
