Builders Are Slashing Prices on New Homes in These 10 U.S. Metro Areas

Home prices for existing homes have reached a new record high. Yet many newly built homes are now selling at a discount. Builders are slashing prices to attract buyers in a cooling market.

The trend is most visible in specific U.S. metro areas. These regions have seen a surge in new home inventory. Builders are now competing fiercely for a shrinking pool of buyers.

Price cuts on new homes are not uniform across the country. Some markets have seen reductions of 5% or more. Others offer incentives like mortgage rate buydowns or closing cost assistance.

Builders are responding to shifting buyer demand. Higher mortgage rates have slowed sales significantly. Many builders are now prioritizing moving inventory over maximizing profits.

The strategy marks a departure from earlier in the year. Then, builders could raise prices amid low supply. Now, they must adjust to a more price-sensitive market.

Metro areas with the steepest discounts include Austin, Texas, and Phoenix, Arizona. Both saw rapid price growth during the pandemic. Builders there now face an oversupply of new homes.

Other markets like Las Vegas, Nevada, and Tampa, Florida, are also seeing cuts. Buyers in these regions can find significant savings on new construction. The discounts are often on homes that have been sitting unsold.

The price reductions could signal a broader market shift. If builders continue to cut, it may pressure existing-home prices lower. That would offer relief for buyers who have been priced out.

For now, the discounts remain concentrated in certain metro areas. Buyers should research local inventory levels to find deals. The window for these price cuts may not last indefinitely.
